2 Alfred , talk about property investment , I only interested on shop lot , high end condo N low cost flat ^V^..so far, shop lots r d most fruitful investment among d all , u can be benefited from its high return of rental as well as value appreciation , High end condos could bring u good return also esp those located in Mont kiara, Sri hartamas n Bangsar . As for low cost flat , its rental ( much higher than FD ) return is oso not bad if u talk about return in term of % ^V^

Thru out my experience :-

One 3 storeys shop lot in Puchong , cost RM650K in year 2000

Mkt value is now 1.5 mil , monthly rental = RM7,500.

RM7,500 x 12 / 650K x 100%= 13.8% per annum $$$$$$ + paper gain of 750K ^_- (good return )


One Low cost flat in Pandan Perdana, cost RM60K in year 1995

Mkt value is now = 130K , monthly rental = RM700.

RM700 x 12 /60K x 100% = 14% per annum $$$$$$ + Paper gain of 70K. ( Good return )


One Double storeys terrace house in Cheras , cost 180K in year 1999 ,

Mkt value is now 210K , monthly rental = RM550.

RM550 x 12 /180K x 100% = 3.6% per annum ( Bad return )

Unless u r buying 4 yr own use , otherwise , terrace house is not an ideal property investment in term of return on percentage.

4 those who aiming 4 higher return in property investment , those high end condos in Gurney n batu Ferrangi r worth 4 consideration , if u need further infos , kindly contact Faryna @ 012-493 3960.

Let talk a little bit on yummy food , I went 2 Kelantan last week , thru d assistance of GPS , I hv discovered 2 yummy stuffs in Kelantan, first one is nasi Dagang at river side of sungai Kelantan or right behind of UMNO building kota bahru. d food there is damn damn yummy , biz hours from 7.30 to 12pm. look at d crowd there ! FYI, Ah Sian oso recommended it b4 ^V^


D second one is " Chiang Mai thai restaurant , this one ia bit difficult to find , it was located deep in d heart of d kampung , but d food there is cheap n yummy ! Its customers consists of film stars n politicians. It is a must try food if u ever drop by in KB ^V^

As known 2 u , I like yummy foods very much , i hv tried most of d yummy foods from south 2 north , I hope u guys can share with me if u ever discover any yum yumm yummy foods near yr place , be it 80cts roti canai or RM500 snow crab ! as long as yummy pls let me know ^V^ ok ?
